I own a house between 21st and Belmont Avenues near 440 in central Nashville, and I'm looking for a roommate to replace my roommate who is moving out.
In particular, I am looking for a roommate with whom I am socially compatible rather than just a stranger living in my home.
I'm renting a bedroom with a detached, full bathroom, in a fairly large house with a great yard.
In addition to your bedroom and bathroom, you would also have shared (equal) access to all of the house common space, storage, and outdoor space.
This is house is perfect if you have pets or any hobbies or work that could use some extra space.
Is this the place for you? Compatibility is the most important thing to me (social interaction helps with communication), so here are some details about me to see if you think we are a good fit: -I am male and 39, and I head up consulting for an international nonprofit for which I work remotely.
I have always worked remotely from home, but I travel a good bit.
-I think most of my friends would consider me (reasonably) normal.
I have a good group of friends in town, and I enjoy meeting new folks.
I like being active (enjoy climbing in particular, but also do some yoga, rowing, and other activities), and I am pretty easy going.
-I tend to be more of a night owl, but generally the rooms are sufficiently insulated so this is not an issue.
-I enjoy having people over periodically, and I would be totally cool with you doing so as well, provided everyone was respectful of my sleep/work schedule and my things.
-I am neat and tend to keep my common areas tidy.
I would like a roommate who (and you can expect the same from me): -Is a naturally responsible person who can 1) pay rent and utilities on time and 2) respects me and my possessions.
-Has sufficient and demonstrably gainful employment or other means to pay rent and utilities.
-Is conscientious and courteous (basically knows how to share space comfortably).
-Is generally cool to be around.
-Is a good communicator.
Since we'll be sharing a space, I'll want a heads up about people staying over, hosting events, etc.
-Is not a slob.
I am by no means obsessive, but I prefer to keep the common areas neat, and I would want someone who can do the same.
For example, cleaning up a mess you made in the kitchen weeks later would not be considered okay, but if you leave your dishes in the sink for a day or two, I am not going to care.
-Is honest and upfront about any quirks, concerns, or other issues that I, as a roommate, should probably know about.
-Is available to meet in person or via videocall at least once before lease is signed.

--- Key details: -Must be willing to sign a lease for at least a full 12 months or at least one the ends spring 2024.
Cannot have anyone move earlier than March 23.
-Rent (your share): $1100/month.
Security deposit is $1100.
-Utilities: $90-130/month (estimate of your share; includes gas, electric, water, internet, yard service, and pest control).
Here are more details about the house: -3 BR (one will remain a guest room), 2 full bath, 3 story house (due to finished basement and attic area), House is 1700 sq ft with a large fenced-in backyard.
Includes 2 living rooms, kitchen, dining room area, office, guest bedroom, basement and attic storage, 2 porches (one screened in), and a firepit out back.
All modern appliances.
-There are some unused or underused parts of the house that you are more than welcome to "take over" in addition to your room.
Need a place to practice music, brew beer, have a workshop, meditate, workout, etc.
? -Location: Hillsboro/Belmont area -- extremely walkable area.
20 minute walk from central Hillsboro Village, 15 minute walk to 12 South area, and 20 minute walk from central Belmont Blvd.

You could comfortably bike to Vanderbilt or Belmont (or elsewhere in town).
While walkable to restaurants, bars, theaters, shops, and other cool places, the house itself is in a quiet neighborhood.
-House is large enough to either be fully furnished with my stuff alone or to have ample room for your stuff.
-Your bedroom would measure about 10'8" x 10'7".
The empty room picture is of that bedroom.
Bedroom is not furnished.
-Pets are certainly negotiable.
I do have a sweet dog named Rupert.
He is completely house broken and very sociable (although he does snore occasionally).
I am careful to take care of all of his needs and behavior.

He will interact with you as much or as little as you want.
There is plenty of space for pets (a previous roommate had a cat), but I'll want to screen any pets and discuss expectations.
